A vast majority of buyers are doing their own house searching online these days. The MLS system is widely available on literally thousands of Internet sites. So, if you as a buyer are doing all the searching, why not get paid for it? As a VIP Realty Platinum client you'll receive a Real Estate Cash Rebate when buying in Dallas/Fort Worth or anywhere in Texas.

Because you are actively involved in the house searching, you save us time and money and we can pass the savings to you. Whether the property is a home listed in MLS or a new home from a top builder, the seller typically offers to pay a brokerage commission to your buyer's agent. Depending on purchase price and how many homes we show you, we will accept a reduced fee, and we will refund or rebate the difference to you when you close on your home purchase. You can conduct your initial home search from our website, and we will provide full service through settlement. Where is this Rebate coming from? Will it change the price of the house?

The price of the home remains the same. The home will cost the same and by working with us as your exclusive buyers agent, you will receive up to 1.5% of the sales price. If you approach the house for sale on your own, what happens is that listing agent simply keeps the entire 6%, as stated in the listing agreement. So you see, having an agent doesn't change anything, except that it gives you an experienced professional on your side that has your best interest in mind.

When a property is listed for sale, the seller typically pays 3% commission to the buyer's agent. Most real estate agents then keep all of the commission for themselves. When you use VIP Realty Platinum as your exclusive buyer's agent and purchase a home, we don't keep all of the commission - we give you up to a 1.5% Cash Real Estate Rebate on your home purchase, depending on the home sales price.

All buyers must inform their agent before viewing homes and sign a Buyer's Representative Agreement and Rebate Terms & Conditions Agreement prior to us showing you homes and participate in our cash back program.  If you do not do so in advance a rebate will not be issued. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s). The rebate is conditional on selling broker receiving a minimum of 3% commission on the purchase of the home. No rebate is offered on the purchase of homes under $100,000. The Rebate will be paid only to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement and cannot be disbursed to a third party.
