Q: So what's the cost?

A: There is no cost, there are no fees for our service.

Q: Is there a limit to how much you will rebate a buyer?

A: Absolutely not! If a house sells for $5,000,000 the buyer will get a $100,000 cash rebate (with VIP Realty Platinum receiving 3%)

Q: Who pays you?

A: The seller pays us for finding a buyer for the property. We earn a commission based on the final sales price of the property. The commission is usually split equally between the Listing Agent and the Selling Agent. In turn, we give a portion of our commission back to the buyer.

Q: How are you able to give me such a large cash rebate?

A: Simply put, we know you'd rather have a real estate rebate over a houseplant.

Q: Will you still negotiate the price down?

A: Absolutely, we will negotiate the best possible price and terms on your behalf.

Q: Why don't most companies offer buyer rebates?

A: A large majority of agents only have a few transactions a year, so giving a rebate is completely out of the question.

Q: What areas do you serve?

A: We currently serve the Dallas, Collin, Tarrant and Denton counites. However, we have professional relationships with companies throughout Texas that we can refer you to.

Q: What if the property is for sale by owner?

A: We are still able to provide a buyers rebate only in cases where the seller is offering a commission to the real estate agent. However, we find that most FSBO's will usually pay the 3% buyer agent commission

All buyers must inform their agent before viewing homes and sign a Buyer's Representative Agreement and Rebate Terms & Conditions Agreement prior to us showing you homes and participate in our cash back program.  If you do not do so in advance a rebate will not be issued. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s). The rebate is conditional on selling broker receiving a minimum of 3% commission on the purchase of the home. No rebate is offered on the purchase of homes under $100,000. The Rebate will be paid only to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement and cannot be disbursed to a third party.
